WG Flatiron was the third project Rodriguez Studio completed for the same great client. The architectural challenge was to create a new apartment combination in a building that had not been built yet. Two 3 bedroom units were combined to create a 4 bedroom, 4 and half bathroom apartment that sprawls over 5,000 sf. The existing layouts from the base building development were combined to also create a new office/den area, walk in closets, a media room, as well as a large pantry and a large living room dining room with built-in seating. Walnut, Bronze, glass, stucco, and stone are woven together throughout the project to create a strong aesthetic identity. The project is a sleek, modern design with vibrant materials and elegant details with commanding views of Manhattan.

House 153 is a residence in Brooklyn's Bay Ridge neighborhood.  The project was a complete transformation of an existing house.  The entire house was rebuilt save for foundations, roof structure, and bits and pieces of walls.  The exterior material was changed to brick, and the interiors and landscaping were altered significantly to suit the needs of the inhabitants- a family with young children.

Attic. The existing roof structure- and its shape- were kept from the original house. We re-clad the ceiling  in birch veneer plywood. The entire floor is used as a playroom.

The Z Loft is a 1,100 sf space in Greenwich Village. The project brings calm back to a once maze like layout by creating a new bedroom and bath as the only two enclosed spaces in a large, open loft. The floors were updated, lighting was installed, walls were refinished, and a massive - though translucent - sliding door was added as a reference to the space's industrial past.

Casa Karp is a Brooklyn Heights brownstone and was a 2 phase house transformation project.  The initial phase (in 2008-2009) required taking an estate condition brownstone and putting an extension on the back of the house. The resulting house is roughly 5,000 square feet. The project entailed new structural, mechanical, electrical, and plumbing systems in addition to restoration of finishes and features as well as new finishes and fixtures. In 2015 Rodriguez Studio was commissioned to refurbish the stoop and lower level at the front of the house, as well as create a new rear yard configuration which is inviting and better suited for entertaining.  The owners kept a very deatiled blog of the entire process- it's a great read and a great overview of the renovation! http://karpmahal.blogspot.com/

3 apartment combination multi generationl lving unit

This apartment is an amalgamation of 3 studio apartments, one originally owned by a young couple with a small child and one owned by "his" parents. The apartments were separated by a third studio apt. which they recently acquired. When they acquired the middle apartment rodriguez studio was brought on to create an unusual living arrangement- keeping one apartment as a pied-a-terre and joining 2 for the young family's home. The apartment has one shared kitchen and one dining room, and has 3 full bathrooms.

The pied-a-terre apartment can be closed off from the other two- though it is usually left open, the child’s room is the largest and most distant from the center of activity, and the parents sleep in an highly adaptable alcove off the living room. A large cypress and polycarbonate door cordons off part of the living to create a sitting room off the alcove for more privacy if needed. The kitchen dominates the plan and it acts as a gathering area placed centrally. The apartment features ample storage, two entrances, and a laundry room. The cypress is used strategically to provide a visual unity and to delineate areas within the large open plan.

W/G Loft in the Flatiron District is a 3200 sf apartment for a young professional couple. The project was a gut renovation with the addition of an exterior terrace. The concept is based on the relationship between "public" and personal space. The loft has some very open and "extroverted" areas for entertaining and also some personal, intimate places for family life.

60 Devoe St. is a single family residence in Williamsburg NYC.  The house is an existing wood frame row house. The project involved a gut renovation and modernization of the building.  Chief among the issues engaged was the need for natural light deep into the structure of the building.  To achieve this,  several skylights were created that allow light into the top 2 floors

The K Residence is in Manhattan's Greenwich Village. Phase I was a gut renovation of the 1400 sf, two bedroom apartment. Continuity across the different programmatic spaces is achieved by the use of signature bamboo plywood and painted wood cabinetry designed by Rodríguez Studio.

1 Main St. is an apartment renovation in DUMBO Brooklyn. The home has amazing bridge views, the design was geared toward amplifying the openness and utility of the space; a new bathroom was created where once there was only a powder room, closets were expanded and tucked away in the angles of the walls, and old finishes were replaced with new.

The knife edge detail on the lower cabinets reveals a glimpse of the plywood that lies below the surface, creating a striking contrast.

This was once a powder room, but with a complete re-orientation, a new tub was added to create a full second bathroom.

CPG Real Estate is located in Manhattan's Union Square area.  The project was a gut-renovation office build out including furniture design and selection and specification of systems furniture.

The design  creates a warm, bright, and inviting office space, that brings to mind the luxury resort properties that the company is known for developing, more than a typical office space.

This was achieved by using rich materials like walnut, cork,  and Valchromat integrally colored MDF, and setting them against open and bright full height glass at the offices.  The space is united by an orange services spine which houses all duct work and electrical systems, and contributes to way finding.

The space is roughly 5,000 sf.

The R Residence is a 2400 sf, 3 bedroom, 3 bathroom, full gut renovation in New York City's Greenwich Village. As the owner is an artist, the design was developed to allow for maximum natural light, and wall hanging space for artwork. The apartment features a 1000 bottle wine cellar and fully integrated electronic and sound systems. The materials used throughout the project are rich and expressive.

This apartment is a 2 apartment combination. The resulting apartment has 3 bedrooms and 3 full baths, a laundry room, dining room, sitting room, living room, an office, gallery, and a very large walk- in closet in the master suite. To accentuate the existing views the floors were stained very dark and the walls left mostly white. In the living room and kitchen, a ceiling of back-lit reclaimed Wyoming snow fence creates a backdrop for the bamboo plywood cabinets, and the glass dining room table.

The master bath is clad in marble, juxtaposing the walls and floor with a heavy, rough-hewn granite shower. A walnut vanity cabinet cantilevers and floats from the wall.

The Reservoir Viewfinder House is a whole house remodel, both interior and exterior, of a 4,400 sf house in upstate New York. The magnificent views from the house, as well as the wooded and private nature of the site, are the guides for the design and layout. The house employs green features such as cork floors, zinc cladding, radiant floor heating, and bamboo woodwork, among others. Phase I was finished in 2009.

This project is a repurposing of a small TV room within the interior of a large apartment. It is intended to be a place to play, do homework, watch movies, and take an occasional snooze. The driving concept behind the design was based on an animated graphic of a line winding through the space. The plane of the line becomes the desk, the shelves, and organizes the elements within the woodwork. A double Murphy bed comes down over a built in sofa, and a custom bench serves as a seat for the desk and as storage.

Studio B is a high end beauty salon on Manhattan's Upper East Side.  It is an outpost of Sam Brocato Salon in a joint venture with Beth Minardi.  The space is located in an old brownstone, and some of the original details are still evident in the final design. The space is designed to be calm, clean, and uplifting. The palette is neutral, and it functions as a backdrop for the hairstyles and color that Studio B is known for.

Cream is a boutique on Manhattan's Upper East Side in New York City. The storefront design concept draws from jewelry window displays to focus attention on precious objects. The interior is intetionally space, but warm and colorful, to provide a backdrop for the clothing collections.

BOFFO/Michael Bastian

The design draws inspiration from the paintings of Andrew Wyeth, in particular the use of perspective and point of view to tell a story and create intrigue - where you stand matters. The context of many of his paintings is also important: the light, and the New England Gothic architecture which is enriched through weathering, use, and decay. They start out as perfectly detailed and constructed structures that as they age, become less perfect. If you stand in the right place, you can see the light start to filter in through the cracks.

Loft-82 is an interior renovation of a duplex apartment in New York City. The design adds 2 bedrooms and 2 bathrooms to the 2nd level, a home office, and storage space above the kitchen. It also uses reclaimed snow fence as wall cladding around the stairs to visually connect the main floor with the upper level.

The name comes from the cost of the renovation, which was $82 per square foot.

Sing for Hope is a non-profit organization that mobilizes professional artists – from classical musicians to photographers to Broadway performers – in volunteer service programs that benefit schools, hospitals, and communities.

The Sing for Hope Office Space is intentionally spare in order to hold concerts and other events, while providing the necessary areas for the board members and staff to run and manage all the daily operations. The reception is painted with cascading tones of yellow, reminiscent of musical scales. To add to the musical nature of the organization, a deconstructed piano installation was created with the insides of a piano for visitors to play.

Keep an eye out for Sing for Hope's Pop-Up Pianos, an event hosted each summer. During this time, 88 pianos - each one decorated/painted by different NY based artists - are installed throughout parks and public places in all five boroughs of NY, for everyone to enjoy. Frankly Wines is a wine merchant in Manhattan's TriBeCa neighborhood. The design centers on the various uses of cork - cork floors and the thousands of reused corks used to cover up the back wall.

The reticulated house is designed to be fabricated off-site, and be transported on the back of a flatbed truck to its final location. The house itself is comprised of 9’x10’ modules and is divided into 2 main living volumes, one public, and one private. It adapts to different climates through the on-site configuration: for warmer climates, the main volumes are more offset therefore having more exterior surface area and more “captured” exterior space, and for colder climates, there is more overlap to minimize surface area and heating loads.

The reticulated house is made of stock items such as Structurally Insulated Panels, Cement Board and Zinc Siding, a modular foundation system, and off the shelf windows among others.Honorable Mention in Free Green's Who's Next affordable green home competition

From this view the photo-voltaic array as well as the implied exterior space created by the offset of the main volumes are visible.

The reticulated house is made of prefabricated components intended to be assembled on site. The above diagram shows the component pieces and how they may come together.  How exactly it is configured depends on the geographic location- offset in warmer climates, more overlapping in cold.  Most of the component materials that make up the modules- which can be shipped via flatbed truck- are stock items.

The master bedroom has direct access to the exterior deck.  It also has its own private master bathroom.

This is the view from the front door.  To the right is the multi-purpose room.  A sliding door wall provides for the privacy of a bedroom, or when open, a direct connection to the living room.

This is the view directly inside the living room doors to the rear deck.  To the left is the multi-purpose room and the front door, to the right is the kitchen and dining. Skylights bring light into the house as do the clerestory windows.

This is the view one would see when exiting the multi-purpose room, ahead is the living room, to the far left is the kitchen. The fireplace is from ecosmart fire and the lights above the dining table are made from recycled corrugated cardboard.

The house is generally divided into 2 main volumes- one with the living room, kitchen, dining, mud room, and mechanical room, and the other with the bedroom/multi purpose room and bathrooms. Even with different weather specific configurations, the general layout remains the same.  A lower  ceiling zone down in between the two volumes provides air conditioning and an interior expression of the connections that take place here.

The section drawings illustrate the relationship between the two main volumes and how that relationship delivers fresh air.  The planted roof of the lower volume as well as the porous paving helps reduce water runoff during rain events.

Jeremy Argyle is a men's button-down shirt boutique in SoHo, NYC. The design creates interest by developing a signature display system that plays on the repetition of a skewed pattern at different scales. This ultimately reinforces the graphic identity of the brand.

The New Myrtle Avenue Plaza is a space intended to bolster the social, communal, visual, environmental, and artistic character of the Brooklyn neighborhood. It’s location parallel to the main thoroughfare as well as proximity to the ever expanding Pratt Institute campus allows for people of different ages, interests, and origins to come together and share their respective experiences. The design of the plaza is intended to allow the visitor varying degrees of light and air as well as incorporate sustainable means such as local vegetation, pervious pavement, and recyclable materials.
